Terms & Conditions

Arrival & Departure (Check-in/Check-out)
. Check-in should be done from 4 p.m. to 0 a.m. Any check-in outside these hours must be by prior arrangement only. If this is the case, please contact us.
. Check-in that is not made until midnight will be considered No show, granting Duas Portas the right to charge the reservation as such.
. For legal and security reasons, we will keep the personal data of each rooms’ occupants. For the check-in, the rooms’ occupants should have an ID with photograph. In no case, can the maximum occupancy of the room be exceeded.
. Occupied rooms have to be vacated by 12 p.m. of the day of departure. If the room is not vacated at 12 p.m., we are entitled to charge 50% of the full room price for the day of departure. If the room is vacated after 2 p.m., the full price will be charged.

Confirmation
. Reservations via e-mail, phone or in person will only be valid after the credit card data: name, number, expiry date and security number is provided. Credit card details are required to confirm bookings and will be taken as an acceptance of our terms. Only credit cards authorized by the card holder will be accepted (if the card holder is not available, then proof of authorization must be given at time of booking).
. Your booking is deemed as confirmed once you receive a writing confirmation.
. When confirmed, your reservation is absolutely secure. All personal data is encrypted and will be processed in a secure way.

Payment
. Duas Portas is only responsible for payments of its services; bookings made via Online Travel Agencies and other partners are subjected to their regulations.
. When confirming the booking, your card details will be retained for safety and for 7 days after the check-out time. The payment is made in person during the check-in or the check-out. Only in cases where the amount was left to charge, damages or theft, cancelations and No shows, as mentioned below, is that amount charged. The sum can never exceed the value of the room rate, extra services and damages or theft values or other rates applicable.
. All accommodation payments and other services can be paid in cash, credit or debit card or beforehand via bank transfer.

Cancellation
. All cancellation request and subsequent confirmation must be in writing, date and time must be noted.
. If cancelled up to one week (7 days) before date of arrival, no fee will be charged.
. No show and all cancellations/changes made less than 7 days before arrival date will be charged the total accommodation amount. The same rule applies in case of No shows.
. No cancellation will be accepted after check in.
. In case of premature departure, the guest will not be refunded.
. Changes to original bookings are subject to availability but will incur no administration fee.
. If we may need to cancel your booking, you will be given a full refund of the amounts paid provided you are not the cause of the cancellation, but we shall have no further liability to you arising out of such cancellation. We will, however, use all reasonable endeavors to try and re-locate any confirmed booking cancelled by us to an alternative location similar in standard to Duas Portas.

Children and extra beds
. All children are welcome
. All children under 2 years are free of charge.
. If an extra bed or crib is not possible in a specific room, all children under 2 years old stay free of charge when using existing bedding.
. All children from 2 to 12 years are charged EUR 20 per night for extra bed *
. Adults and children over 12 years are charged EUR 30 per night for extra bed *
. All persons under 16 years of age must be accompanied by an adult and must be supervised by an adult at all times.
. The extra bed or crib are available only upon request and must be confirmed at time of booking.
* Rooms with extra bed: Room3 and Room 7.

Pets
. Pets are strictly not allowed on the premises.

Guest Behavior
. Guests are requested to conduct themselves appropriately at all times and to comply with Duas Portas procedures and/or requests with regard to conduct and respect for the property of Duas Portas, its employees and guests and their health and safety.
. Guests are requested not to disrupt the comfort and enjoyment of other guests, the smooth running of Duas Portas, or cause offense to other guests or our members of staff. We reserve the right to refuse accommodation or services or remove you and members of your party from the house if, in our reasonable opinion, we consider this provision to have been breached. In this case Duas Portas shall have no obligation to refund you for lost accommodation, other services or any other loss or expense incurred.
. The use of any rooms’ objects, tools, utensils or textiles outside the room is not allowed. In case of any damage or stolen object, Duas Portas has the right to charge the respective value from the credit card used in the reservation.
. The guest is liable for all damages which incur in the occupied room and in the house either caused by him, his guests or any other persons he is responsible for.
. We ask the guests to make as little noise as possible from 10 p.m. until 9 a.m.

Safety Rules
. Please take into consideration the basic safety rules in order to prevent fires and other accidents that could endanger your health as well as the neighbors and other guests. Guests should also take all necessary precautions to prevent theft. It is advisable to check if all doors and windows are closed before leaving the premises. For your own safety, please pay special attention to the front door of the building and ensure that this is always properly closed. For those with a vehicle, it is essential to not have visible items inside the vehicle.

Accepted credit cards
. Euro/Mastercard, JCB, Discover, Visa, Diners Club, Maestro, UnionPay. Duas Portas reserves the right to pre-authorize credit cards prior to arrival.
. Cash payments are accepted and can be made only in Euro.
. We do not accept checks as payment.

Liability / Special Information
. Duas Portas is entitled to terminate the agreement without prior notice if the guest use the rented room for another purpose that does not meet the requirements outlined in these Terms & Conditions. The claim to payment of the agreed room price in the amount of the booking will remain.
. Although Duas Portas has endeavored to insure all information in its advertising material is correct at the time of printing, it reserves all rights to alter, replace or withdraw any service, facility or amenity at any time, without notice if necessary.
. Duas Portas will not be responsible for the loss or damage of any property left in the house.
. Guests are welcome to use the free wi-fi provided, but we will not be held responsible for any loss of service or damage to guest computer data.
. Duas Portas is not responsible for any damage to customers’ or visitors’ cars parked in car parks or streets.
. Under no circumstances should the room be sublet.
. No liability will be assumed for money or valuables.
. Unless negligence by Duas Portas is proved, it will not be held liable for injury to person, or damage to any property of any customer or person staying/visiting Duas Portas and or its general facilities and area.
. Room keys and cards must be left at the reception upon departure; if they are lost the guest will be charged 25€ per item.
. Duas Portas has a non-smoking policy, providing specific outside smoking areas only in some of the available rooms (please read carefully the information in each of the suite’s pages).
The guest hereby warrants and represents that he will not keep in the rooms any of the following:
. Any live animals of any description;
. Firearms, illegal drugs and any other illegal goods;
. Anything specified as being prohibited in any written notice or list which may be issued from time to time by management of Duas Portas;
. The guest hereby warrants that they will not use the suite for any illegal purpose.
. This agreement is subject to Portuguese law.

Privacy
. Duas Portas takes the privacy of your personal data very seriously. Your data will be added to our database, but we will not share any personal data with third parties.

Complaints
. There is a complaint book available in the building. We will make everything to our reach so that its use is not necessary and with the time it becomes a superfluous object.
